This village house is situated in the middle of the quiet village of Tavole, approx. 16 km away from Imperia-Porto Maurizio and the beaches. It offers two independent flats which, although habitable, are outdated and therefore in need of renovation. Several cellar rooms, offering storage space, are also included.There is a public car park about 100 m away and a grocers, bar and renowned restaurant nearby. Not far away is a nature reserve with hiking trails and small lakes, ideal for bathing in summer.

The house, which is independent on two sides, offers two flats with a living area of approx. 100 m² net in total. There are also three storage rooms with a usable area of approx. 65 m² net.

L’appartamento inferiore si trova al piano terra rialzato ed è raggiungibile tramite una piccola scala esterna. L’ingresso conduce in un disimpegno con il bagno con doccia sulla destra e una piccola camera da letto sulla sinistra. Segue il soggiorno con cucina, da cui si accede alla seconda camera da letto.

Anche l’appartamento al primo piano è raggiungibile tramite una scala esterna. Qui la superficie abitabile è stata suddivisa in soggiorno, cucina abitabile, due camere da letto e un bagno con doccia. Un bel pavimento in cotto antico è ancora parzialmente presente. Davanti al soggiorno si trova un piccolo balcone che si affaccia sulla piazzetta della chiesa. Le camere da letto offrono una bella vista sulle Alpi Marittime, sui giardini e sulla campagna verde.

Al piano terra si trovano due cantine a livello del terreno e un magazzino di fronte alla casa con ingresso indipendente. Questi locali si prestano come garage per biciclette o moto, locale tecnico, deposito o officina.

Position

The property is located in the old town of Tavole, right next to a little square behind a small church and can only be reached on foot or by motorbike, passing through a small alley. The nearest public car park is approx. 100 m away. There is a restaurant in Tavole and several bathing ponds in the nearby river. The road to Tavole is rewarded with peaceful tranquillity and good hiking opportunities. Valloria – the village of painted doors – is only approx. 1 km away and Villatalla with two more restaurants and a grocery shop is about 2 km away. About 5 km away from Tavole, the village of Prelà offers a grocery shop, a pharmacy and some restaurants. From Tavole it takes about 16 km or 20 minutes by car to Imperia and its beautiful beaches. Imperia, which offers a marina and all the amenities of a seaside town, also enjoys the best climate in Italy – mild winters and temperate summers!
