Layout

The house, which is independent on two sides, offers two flats with a living area of approx. 100 mยฒ net in total. There are also three storage rooms with a usable area of approx. 65 mยฒ net.

The lower flat is on the raised ground floor and can be reached over a small external staircase. The entrance leads into a hallway with a shower bathroom on the right and a small bedroom on the left. Next is the living room with a kitchenette and the second bedroom.

The flat on the first floor can also be reached on an external staircase. Here the living space has been divided into a living room, a kitchen, two bedrooms, and a bathroom with shower. A beautiful old terracotta floor is still partially present. In front of the living room is a small balcony overlooking the church square. The bedrooms offer beautiful views of the Maritime Alps, the gardens, and the green countryside.

On the ground floor, there are two cellars at ground level and a storage room in front of the house with a separate entrance. These rooms can be used as a garage for bicycles or motorbikes, a technical room, a storage room, or a workshop.

Position

The property is located in the old town of Tavole, right next to a little square behind a small church and can only be reached on foot or by motorbike, passing through a small alley. The nearest public car park is approx. 100 m away. There is a restaurant in Tavole and several bathing ponds in the nearby river. The road to Tavole is rewarded with peaceful tranquillity and good hiking opportunities. Valloria – the village of painted doors – is only approx. 1 km away and Villatalla with two more restaurants and a grocery shop is about 2 km away. About 5 km away from Tavole, the village of Prelร  offers a grocery shop, a pharmacy and some restaurants. From Tavole it takes about 16 km or 20 minutes by car to Imperia and its beautiful beaches. Imperia, which offers a marina and all the amenities of a seaside town, also enjoys the best climate in Italy – mild winters and temperate summers!
