Layout

The flat on the first floor of a detached village house offers a living area of approx. 70 m² net comfortably on one level. Underneath are two vaulted and connected cellar rooms with a useful area of approx. 28 m² net in total. An external staircase leads to the entrance area and into the central eat-in kitchen. A living room, two bedrooms, a bathroom, and a laundry room are located to the left and right of the kitchen. French doors lead from several rooms to a large terrace and a small balcony, creating a bright, airy ambiance.

Outdoor areas

Step outside to enjoy the 16 m² terrace, perfect for sun loungers and outdoor dining. Thanks to its south-east facing position, you can enjoy the sun and wonderful panoramic views of olive groves, evergreen hills, and the famous sanctuary from early in the morning. A small balcony of about 4 m² overlooks other rustic village houses.

The village home is located in a small alley in the middle of the traffic-free center of Montegrazie. The property can be reached on foot (approx. 20 – 100 m) from the village street, which offers parking possibilities. By scooter, you can drive right up to the front door. Montegrazie is an ancient village with a famous sanctuary, characterized by winding alleyways and surrounded by olive groves. It features two restaurants and is located 8 km from the beaches and Imperia, offering all the amenities of a coastal town. Imperia boasts the best climate in Italy – mild winters and temperate summers. The airports of Genoa and Nice are about 1 hour drive away.
