Layout
The free-standing cottage offers a living area of approx. 50 m² net on two levels. Enter through the main entrance on the upper floor, where a large terrace welcomes you to a spacious living room that doubles as a bedroom, heated by a wood-burning stove. On the ground floor, there is a bathroom, a storeroom, and a kitchen/dining room with direct access to the garden and a covered seating area. The property also includes a garden shed with a floor space of approximately 15 m².
Land plot
The land plot with of about 2,500sqm and several olive trees is sorrounding the house. In front of the spacious entrance terrace you can find enough parking space for one or two cars. Eastward the land plots ends up with the river and offers a nice covered sitting area in front of the kitchen as well as several fruit and citrus trees. The quite flat land plot offers views to the hills with evergreen olive trees.
Position
The cottage is located next to a river between Dolcedo and Lecchiore. A hiking trail takes you to Dolcedo in about 20 minutes, where you will find several shops and restaurants. It takes about 10 minutes to reach Dolcedo by car, mostly on dirt roads, so an off-road vehicle is recommended, especially on rainy days. It is located about 12 km from the sea and the beaches of Imperia, the town with the best climate in Italy—mild winters and temperate summers. The airports of Genoa and Nice are about an hour’s drive away.
