The three-story portion of the house offers a net living area of approx. 110 m² adjoins other houses on one side. On the ground floor, which offers approx. 50 m² of net living space, there is currently an eat-in kitchen, two bedrooms, and a large bathroom with a beautiful cross-vaulted ceiling and a bathtub. The attic room on the upper floor of about 15 m², has a small balcony enjoying wonderful panoramic views of the valley.
The ancient olive oil mill in the basement is still to be completed and has a net area of approx. 45 m², and an adjoining wine cellar of approx. 10 m². The basement has already been equipped with the necessary building services. A large, open-plan living area with a kitchen, a studio, and a second bathroom could be realized here. An internal staircase connecting this floor with the ground floor is also planned.
Outdoor areas
The approx. 85 m² terrace on two levels offering beautiful views to the south-east still needs to be finished. Thanks to its size, it can have a relaxing area with several seating islands, sun loungers, and a meeting place for the whole family to eat and enjoy time together. It is located to the right of the house and can be reached via a small footpath, where the neighbor owns a passage right to his cellar entrance, but hardly ever makes use of it. In addition, a terrace of approx. 12 m² is planned in front of the studio in the basement, which could provide a shady outdoor space.

Position
The village home is in a small alley, in the middle of the car-free village center of Montegrazie. The property can be reached on foot (approx. 100 m) from the main village street, where parking is available. A scooter can take you almost to the front door. Montegrazie is a medieval hamlet with a famous sanctuary, characterized by narrow alleys and surrounded by olive groves. It boasts two restaurants and is located 8 km from the beaches and Imperia, which offers all the amenities of a seaside town and 3000 hours of sunshine a year! The airports of Nice and Genoa are about 100 km away.
