Layout
The detached house has a net living area of about 40 sqm on two levels. You enter the house on the ground floor either via a part of the garden plot or the front terrace. On this floor are the kitchen with dining area and fireplace, an entrance hall with built-in wardrobe and the bathroom with shower. On the upper floor there is a spacious bedroom with large windows to both sides.
Outdoor pitches
The cottage has two outdoor pitches: one approx. 15 m2 large, sunny terrace comfortably located in front of the kitchen with orientation to the southwest and a directly adjacent, rather shady plot in north-west position. The house also has a 800 m2 terraced plot with several olive trees and citrus and fig trees. Thus one could produce both their own olive oil, as well as firewood.
Position
The cottage is located on the edge of the picturesque hamlet of Magliani above Dolcedo. Public parking is usually available at the edge of the village. By foot you can take a path of about 100 meters, which at first is quite flat, then goes down some steps and again up through a neighboring property. By car it is about 10 minutes to Dolcedo, there you will find several shops, restaurants and cafes. In about 20 minutes you can reach Imperia, provincial capital with over 3000 hours of sunshine and the “Bandiera Blu” for its good water quality.
